Affordability...Book by Owner  operates on a fee only basis, NO COMMISSIONS! The services included in our program are available for only $125 per month, per unit. That's right only $1500 per year for the satisfaction of knowing you have a company you can trust looking after your investment and your guests 24hrs a day, 7 days a week, 365 days a year! Book by Owner also has no hidden fees or surprise charges,  you  are always notified before 1 cent is spent on your property.  With Book by Owner you are in complete control of revenue and expenses at all times which is the key to maximizing revenue with a Vacation Rental.

Flexibility...Work as much or as little as you like with your property. With Book by Owner you are free to clean your own unit, hire your own housekeepers or use our housekeeping services. With Book by Owner you are free to repair your own unit, hire your own repair man or have us hire one of our preferred service providers. With Book by Owner you are free to use your unit as much as you like or rent it out every night. With Book by Owner whatever works for you works for us.

The owners  of Book by Owner inc. currently own 5 summit county vacation homes, all enrolled in our program and using the same services as our existing customers.  Our program was developed from years of renting our own properties By Owner and from this experience we have a strong understanding of what services and support you need to be successful. With Book by Owner you are tapping into  years of experience in Vacation Rental Management, Travel Industry Insight and Guest Service Expertise. Of course long term price appreciation is always nice too. To own our dream vacation home some of us must offset as much cost as possible by maximizing rental revenue. Renting By Owner is the BEST way to do so. Renting your vacation home By Owner enables you to keep 100% of the rental revenue generated vs. paying a traditional property manager a 40 - 50 percent commission. Program Details

 

Pricing -

Starting at $125 per month per unit!

Our Rental By Owner program starts at $125 per month for studio to 3 bedroom condominium units. 4 bedroom condominium, townhome and single family home units are $225 per month. Owners are billed on the first of each month for all services provided in their rental unit in the prior month. The term of our service agreement is one year.

Advertising Support and Consultation - Whether you are new to renting by owner or have already been renting by owner Book by Owner inc will provide assistance and consultation on advertising, rental rates, rental policies, marketing strategies and guest service. Once enrolled in our program you will receive our By Owner Marketing Guide providing several tips on preparing your unit,  creating your advertising and pricing strategies. Our guide also includes over 100 web sites to advertise your vacation rental on, some of which are FREE! Our support is available at all times for all active owners.

Online Reservation Management  - As a member of Book By Owner you will have the ability to add, view and edit your reservations 24 hours a day through our online web based reservation system.  

Pre arrival Concierge Service - When a reservation is submitted an email is automatically sent to your guests introducing Book By Owner and our concierge service. Book By Owner can provide lift tickets, rental cars, equipment rentals, airport shuttles and visitor information often at discounted or preferred rates.

24 Hour Check-in / Express Check out - Book by Owner provides 24hr personalized check-in from our Dillon check-in center located in The Super 8 hotel just off interstate 70. A friendly, professional agent will greet your guests whenever they arrive.  Book By Owner also provides express check out so your guest can leave their keys in the unit upon their departure and not have to return them to the check in center. Book by Owner will retrieve the keys for each guest following their departure.   

24 Hour Emergency Response - Book by Owner is on call 24/7 for your guests should they experience an emergency or need additional assistance during their stay.

Property Inspections - Following each guest departure Book by Owner will inspect your property for any damage as well as check to see that all lights, fireplaces, appliances, and audio visual components are functioning properly, all windows and doors are shut and locked, set thermostats to proper temperatures and check for water leaks or damage. If any minor repairs are needed and can be completed during inspection no repair charges will apply.   

Housekeeping Coordination - For owners who choose to use the Book by Owner housekeeping service a full clean will be scheduled following each departure. The housekeeping service is performed on the day of departure and is billed in addition to the monthly service fee.  Please refer to our Housekeeping page for rates and service details. 

Bill payment - Expenses generated on any Book by Owner  coordinated service or repair will be pre-payed on  your behalf by BBO. Owners are then invoiced by BBO in the following month for these expenses, providing you the ability to conveniently review all expenses at one time and remit only one payment.

Repair and Maintenance Coordination... Should your rental unit require any professional repair or maintenance Book by Owner is available to coordinate that effort on your behalf. BBO keeps on file a list of preferred service providers ranging from reliable handymen to skilled professionals. BBO will locate an available service provider, schedule the repair, provide secure unit access and inspect the work upon completion. As always our owners are able to service and repair their units themselves or hire a service provider on their own.

Spring Cleaning...Prices Vary During the off seasons it is a good idea to deep clean your rental unit, dry clean bedspreads, blankets and mattress pads and steam clean carpets. BBO is able to coordinate these services on your behalf.
